Analysis of the causes of urban sprawl in Iran

Abstract

In the era of rapid urbanization, urban sprawl should undoubtedly be considered one of the most important challenges facing the city, in developing countries, especially. Iranian cities are no exception to this rule. Any planning to control the phenomenon of urban sprawl and then to achieve a model of sustainable urban land management needs to recognize the forces and causes that create and guide scattered urban. In this regard, the present research aims to investigate the direct and indirect causes of widely scattered in Iranian cities. The research is qualitative and descriptive-analytical. additionally, the method of collecting research data was document-library. In order to achieve the goal of the research, about 80 domestic articles on the topic of urban sprawl were collected, analyzed, and coded in MAXQDA2020 software during several regular steps. The sprawl reasons for urban development extracted from the investigated sources were divided into 16 general categories. Based on the results of the research, factors such as weakness, lack, ambiguity, and inefficiency of urban laws and regulations, lack of planning, monitoring, and control of the growth and development of the city, development of communication routes and transportation infrastructure, macro urban policies, migration to the city, land speculation, planned settlements, natural population growth, the effects of preparation and approval of urban plans and the development of light and heavy industries in the outskirts of cities can be considered as the most important causes of urban sprawl in Iranian cities, which is the result of other different contexts and causes.
