So that now improving of residential environment has been become one of the fundamental goals of urban planner and policy makers. In this survey with aim of residential environment analysis in Esfahan city has been tried to identify the residential environment that has less quality and the parameters affecting the quality of the environment until give recommendations in order to improve the quality of residential environments in Esfahan city. Survey data collected from the questionnaire of municipal senior executives have been analyzed with use of analytical- descriptive method, and Topsis technique and cluster analysis with SPSS software. TOPSIS technique introduce that Marshin , Mehdi Abad, Dehnoo, Zeinabiyeh and Ashegh Abad respectively, as the five residential environment with less quality from the vision of municipal senior executives in the Esfahan city. Cluster analysis results classify residential environments in the four groups according to survey index. Factors affecting the quality of the residential environment, various factors influence on the quality of the environment that among these factors, Lower social status in the residential environment as the most important factor and access to historical-cultural complexes as the lowest factors are considered. According to the affecting factors on the quality of the residential environment, some ways have been presented for improving the quality of residential environments such as Cleanliness in residential environment Remove incompatible land uses with residential environment, Protection green spaces.
