The optimized environment model in city societies reveals the necessity to program land use, in order to organize the land use changes and to apply proper policies in cities. New towns were mostly made to help solving economic, social, and environmental problems (e.g. shortage of land) in big cities. The present study, analyses the land use state in the new town of Binalood. The research method analysis based on description. The results obtained reveal that the land use in this new town is in an improper state, while realization imbalanced kinds of land use have increased this problem. Therefore, the total 37.47% suggested land uses were realized, but including the industrial area, the total amount of 116.56 land use would be realized. Some of the reasons leading to improper realization of land uses include the performance and financial problems, lack of cooperation between the related organizations, as well as naught realization of the predicted population. Among different land uses, the best state has been realization the green area land use, which is 442.77%. One the other hand, types of land uses have never been realized.
